Who will help you

About Alex

Alex Sapounas is a licensed conveyancer and leads the conveyancing team at CM Lawyers. He joined the firm in 2003, after more than ten years working in conveyancing and at large financial institutions.

Before joining CM Lawyers, Alex worked at Coopers & Lybrand and Perpetual Trustees, including as Commercial Manager in their securities departments. He completed a master’s degree in business, accounting and finance at the University of Technology Sydney, qualified as a Certified Practising Accountant (CPA) and later became a licensed conveyancer.

Alex is not a solicitor. If your matter needs legal advice beyond conveyancing, one of CM Lawyers’ solicitors can help.

CM Lawyers began as a boutique law firm in Sydney’s Inner West. Our office is in Marrickville, and we act for clients across Sydney and NSW.

When to get in touch

How Alex can help

Some of the property matters Alex and the conveyancing team look after.

  • You are buying a home or an investment property

Alex reviews the contract before you sign, explains what it means for you and manages the steps through to settlement.

  • You are buying your first home

A plain-English explanation of each step, from the contract to settlement, so you know what to expect and when.

  • You are selling a property

Alex prepares the contract for sale, which in NSW must be ready before your property is advertised, and acts for you through to settlement.

  • You are buying off the plan

A review of the off-the-plan contract before you sign, and help through to settlement once the property is finished.

  • You are transferring a property

Help to transfer all or part of a property, for example to a family member.

  • You are refinancing your home loan

Help with the conveyancing side of a refinance, through to settlement with your new lender.

How it works

What happens when you get in touch

  1. Step 1: Send an enquiry or call

Use the form below or call (02) 9557 9000. Tell us whether you are buying, selling or transferring, the property address if you know it, and any dates, such as an auction or exchange date.

  2. Step 2: We check for conflicts and contact you

Before we can act, we check that we have no conflict of interest, for example that we are not already acting for another party in the same transaction. Our team then contacts you to discuss next steps, availability and any applicable fees.

  3. Step 3: A written costs estimate

If you would like us to act for you, we give you a written estimate of costs before we start work on your matter, and explain how the costs are calculated. You decide whether to go ahead.

  4. Step 4: We confirm your identity

For a property transaction, we must take reasonable steps to verify your identity. We will tell you which original documents to bring.

  5. Step 5: Contract, exchange and settlement

Settlement is often about 6 weeks after exchange; your contract sets the date

Alex reviews or prepares the contract, explains what it means for you and keeps you updated until settlement. If anything changes that significantly affects costs, we tell you in writing.

Before you meet

What to have ready

Bring or send what you have. It is fine if some of it is missing.

  • Original photo identificationFor example, a passport or driver licence. We need it to verify your identity.
  • The contract for sale, if you have oneIf you are buying, ask the agent for a copy as soon as possible so it can be reviewed before you sign.
  • Key datesAn auction date, the date you hope to exchange, or a settlement date you have been given.
  • The real estate agent’s detailsTheir name and contact details, if an agent is involved.
  • If you are borrowing: your lender’s detailsAnd whether your finance has been approved yet.
  • If you are selling: recent council and water rates noticesAnd details of any tenancy, strata scheme or recent building work.
  • If you are transferring a property: the names of everyone involvedFor example, the current owners and the people the property will go to.
  • Your questionsWrite them down so nothing is missed.

Not sure what to bring? Call us on (02) 9557 9000.

Costs

What it costs

Costs depend on the type of transaction and the work involved, so we confirm them once we understand what you need.

  • If you would like us to act for you, we give you a written estimate of costs before we start work on your matter, and explain how the costs are calculated.
  • The estimate shows our professional fees and the out-of-pocket expenses we expect to pay for you, such as search and certificate fees.
  • If anything changes that significantly affects the estimate, we tell you in writing.
  • If you are buying, or a property is being transferred to you, you will generally also need to pay transfer duty (stamp duty) to Revenue NSW. This is separate from our fees. Revenue NSW explains how it is worked out and has a calculator: transfer duty on the Revenue NSW website (opens in a new tab).
  • You can ask us about costs at any stage.

Questions

Questions about working with Alex

Is Alex a solicitor?

No. Alex is a licensed conveyancer. In NSW, conveyancers must be licensed with NSW Fair Trading. Licensed conveyancers and solicitors can both do conveyancing work, such as preparing and reviewing contracts for the sale of property and acting for you at settlement.

If your matter needs a solicitor, for example a dispute that may go to court or a question outside conveyancing, one of CM Lawyers’ solicitors can help.

Can I ask for Alex to look after my matter?

Yes. Mention Alex in the enquiry form or when you call. Our team will let you know about his availability when they contact you.

When should I get in touch?

As early as you can. If you are buying, send us the contract before you sign or exchange. If you are selling, contact us before you list your property, because in NSW the contract must be prepared before the property is advertised for sale.

I have already exchanged contracts. Is it too late?

No. Call us straight away on (02) 9557 9000 and we can talk about acting for you through to settlement.

If you are buying a residential property in NSW, you may still be in the cooling-off period. It is usually 5 business days and ends at 5 pm on the fifth business day after the day of exchange (10 business days for off-the-plan contracts). There is no cooling-off period if you bought at auction, or exchanged on auction day after the property was passed in. It can also be waived, shortened or extended, so check your contract. If you withdraw in writing during the cooling-off period, you must pay the seller 0.25% of the purchase price.

Do I need to come to the office?

We need to verify your identity for a property transaction. Our team will explain how this can be done when they contact you. If it is hard for you to come in, tell us and we will discuss the options.

Our office is at Level 3, Unit 3.07, 18–30 Faversham Street, Marrickville NSW 2204.

I don’t live in the Inner West. Can Alex still help?

Yes. CM Lawyers acts for clients across Sydney and NSW.
